Banks, drugstores and casinos, the main street retail space tenants

The aggressive expansion policy started by banks, drugstore chains and casinos has had strong effects on the market of street retail spaces, as they attempt to take hold of the best locations, which offer increased visibility. "Banks continued to be one of the most active retailers on the market of street retail space in Bucharest 2006. At the same time, they have become the tenant of choice for owners. Most can specify from the very beginning that they would prefer to sign a rental contract with a bank. A bankes main competitor is usually another bank," says Alexandru Preda, retail broker with real estate consulting company Colliers. Under the circumstances, the level of rent increased in the past year by some 20-30%, and even higher on the outskirts of the city. "Banks and drugstore chains were the most avid tenants on the street retail space market last year, with their marketing campaigns being coupled with an aggressive expansion of distribution networks. Both categories have a potential to fill commercial space covering relatively large surface areas, that other companies may chose to avoid," says Adriana Neagu, a consultant with the research department of DTZ Echinox.
